Madera County Recorders’ Property Owner Notification Program Effective January 1, 2027
The Madera County Clerk-Recorder is protecting residents from real estate fraud by codifying Senate Bill 255 (SB255) into county law, following the adoption of Resolution No. 2026-028. The Madera County Board of Supervisors approved this resolution by supermajority on August 4, 2006, pursuant to Government Code section 27297.7, establishing the Recorder’s Property Owner Notification Program.
Effective January 1, 2027, all deeds, quitclaim deeds, mortgages, and deeds of trust submitted for recording must include the assessor’s parcel number (APN). These documents will be rejected unless a state or local government agency is named as the grantee.
